How much does property management cost?
We recommend a management package for your property and confirm the final rate, GST and all inclusions in a written quote.
What services are included in property management?
We can handle marketing, tenant selection, rent collection, inspections, maintenance coordination, reporting and compliance support. Your written management agreement sets out the services and fees for your package.
How do you find the right tenants?
We present your property professionally, manage enquiries and viewings, and assess applications with appropriate reference and credit checks. We discuss suitable applicants with you before confirming a tenancy.
How often do you inspect my property?
We agree an inspection schedule for your property, taking your insurance requirements into account. You receive a report so you can see its condition and any maintenance that needs attention.
What is Healthy Homes compliance?
The standards cover heating, insulation, ventilation, moisture ingress and drainage, and draught stopping. We help identify what your property needs and coordinate the next steps. New management clients receive a free Healthy Homes Assessment.
How do I receive my rental income?
Your rent is paid into your nominated bank account according to your management agreement. Statements, invoices and tenancy records are available through the owner portal.
What happens if a tenant stops paying rent?
We monitor payments, follow up arrears and keep you informed. If the issue continues, we help with the appropriate notices and dispute-resolution process.
Can you manage newly built properties?
Yes. We can help with rental pricing, marketing, tenant selection and setting up management for a newly built Auckland property.
How quickly can you start managing my property?
Tell us about your property and preferred timing. If you are changing managers, we first check your notice period and agree the handover of records, keys and tenant communications.
Can I access information about my property online?
Yes. Your secure owner portal gives you access to statements, invoices, tenancy details and property records at any time.
